Development & Execution
We take projects from concept through completion. Site assembly, permitting, utility coordination, capital structuring, and construction management. We are operators, not observers at every stage of the development life cycle.
Stabilization & Exit

Jacob Seymen
Jacob Seymen is Managing Partner of Arthur Baker, a privately held platform focused on critical infrastructure, advanced materials, and industrialized construction across North America and Europe.
He leads the firm’s activities across renewable energy development, data center delivery, clean-energy supply chains, and precision manufacturing. Prior to Arthur Baker, Jacob founded and led a broadband infrastructure company, which he sold to a GSM operator in 2013. He also served on the board of a Bloomberg Tier 1 solar manufacturer with an international production footprint.
Jacob brings operating, transactional, and strategic leadership experience across energy, infrastructure, and manufacturing.

Mark Gollin
Mark Gollin is Co-Founder and Managing Partner of Heathcote Capital, where he leads investment strategy, platform development, and capital formation, bringing over 25 years of experience across global real estate, credit, and special situations investing.
He began his career at Bear Stearns and Lehman Brothers, where he spent over a decade across structured credit and distressed debt, before moving on to senior roles at Apollo Global Management and Bayview Asset Management, where he built and scaled a €3.5+ billion European distressed real estate platform. Most recently, he served as Managing Director and Global Head of Platforms at Arrow Global Management, overseeing more than 20 operating businesses across eight European countries.

Ben Meltzer
Investments & capital marketsPrior to Heathcote, Ben held an acquisitions and asset management role at Terreno Realty Corporation, focused on industrial real estate, and was an analyst at AG Paratus, where he evaluated investments across multiple asset classes. Ben holds a degree in Real Estate and Finance from the Wisconsin School of Business at the University of Wisconsin-Madison.
